What is a Developer's responsibility?
The developer is responsible for the services to your home, for example, sewers, water mains, roads, street lighting. The developer enters into an agreement with the municipality to deliver such items to the new subdivision.
In some locations these items are included in your agreement of purchase and sale while in others they are not. Please consult with your Sales Associate to determine which is applicable for the location you have chosen. For those locations where they are included these items are usually dealt with in spring or early fall.
A homeowner may install a pool, a fence or deck as long as the Developer has given written approval and/or as long as it is in accordance with the Municipality's by-laws and the proper permits are obtained. However, if you intend to do any of the above in future, it is best to check with us, as there may be restrictive covenants in your Purchase and Sale agreement.
While this list is certainly not exhaustive, here are some of the costs you may incur:
  • Modifications and Upgrade charges
  • Interim Financing Costs
  • Legal Costs (usually includes solicitor and administration fees, land survey, title charges, etc.)
  • Ontario Land Transfer Tax
  • Tarion Warranty Corporation Fee
  • Realty Taxes
  • Telephone and Utility company hook-up and account set-up fees
  • Moving company charges
This is an additional bill issued by the Municipality, which reflects the increase in the value of your property as a result of improvements. Usually, owners of new homes are initially assessed on the basis of the value of the land only. Keep in mind that a new homeowner is responsible for the full amount of taxes as determined by the appropriate agency. Please also bear in mind that it may take a while before the assessment is made. It is best to check with the municipality's tax agency regarding this matter.
During the first year after construction it is totally normal that your house will have a higher than normal amount of humidity due to the fact that the materials are releasing moisture. New homes are also much "tighter" than older homes (in terms of energy efficiency) and for this reason condensation is much harder to be released to the outside. The best ways to prevent higher levels of humidity is to make sure vents are on when taking baths or showers and that at least for the first year of moving in, a dehumidifier is running 24/7 in the basement. The floors in all our homes are nailed, screwed and glued to minimize the occurrence of squeaks, however it is not abnormal to hear them. This is caused by the shrinkage of materials or by low humidity levels. Maintaining the humidity levels in your home will prevent excessive shrinkage.
Do not drive on your new driveway for 3-5 days. Wait up to 14 days before parking on your new driveway. And when you do, only park on it during the cool part of the day. The 'Next 100 Days' Curing Period - Asphalt is oil based and takes a while to cure (especially with the summer heat).
You can find your municipal address on the front page of your Purchase agreement and Sale. Postal codes may be found at www.canadapost.ca. Once your new home has closed, visit the local post office to set up delivery of your mail. Mail boxes will be placed in your community once construction has finished.
This information may not be available at the time of purchase due to the development process. Sidewalks are placed in designated locations required by Municipality standards.
For a variety of reasons, it is possible that sod may not be laid at the time you take occupancy of your new home. Time of year may be a factor or construction that is scheduled around your home. Paved driveways will be completed once sidewalks are in place. 2 times during the year we schedule asphalt installations. (please review your purchase agreement to see if this is an included feature of your home)
As per Tarion guidelines we are responsible for 2 years on most items. Because of this we have the clause that purchasers cannot finish it. Home owners at any time can finish basement as long as they are aware that any warranty work will only be provided on the warranted item. We will not fix or replace any damaged area that was supplied and installed by homeowner. If we need access to the repair area it is the home owners responsibility to provide access to these areas to find the issue.
1 window per room will be operational as standard with any others being fixed. Bathrooms are always operational.
